Roof Replacement in Powder Springs, Georgia

Powder Springs is a town of owners. Census QuickFacts puts its owner-occupied rate at 82.4%, the highest of the towns this site covers. So a roof here is usually a long-haul family decision.

The town is growing quickly, from 16,887 residents in 2020 to an estimated 21,004 by July 2025. We send your details to one independent roofer serving the 30127 area, who inspects, measures and writes the estimate. We do no roof work, sign no contracts and stay out of insurance claims.

Homes and Roofs Around Powder Springs

The median owner-occupied home here is worth $332,900, and households average 2.74 people, per the Census. Across about 7.38 square miles, that makes a town of family houses.

Plenty of streets are new, but the town is old. It was incorporated as Springville in 1838, on land of two Cherokee chiefs, Chief Nose and Chief Ana Kanasta. Settlers found seven mineral springs, and in 1859 the name changed because minerals turned the sand black like gunpowder. Older blocks near the springs can hide layered roofs. If your subdivision has an HOA, check its roof color rules before you pick a shingle.

Roof Work Covered in Powder Springs

All five services on this site are open to Powder Springs homeowners:

  • Full replacement. Tear-off, underlayment, flashing and a new surface for a house you plan to keep. Ask for rotten decking priced per sheet.
  • Storm and wind damage. Post-storm, the roofer documents what broke with photos and measurements, and the claim stays between you and your insurer.
  • Metal roofs. Standing-seam steel costs more per square foot but suits owners staying for decades.
  • Shingle roofs. Architectural shingles are the usual pick. Class 4 impact-resistant shingles are optional; ask your insurer if a Class 4 or FORTIFIED roof earns a discount.
  • Repairs. A younger roof in a newer subdivision may only need a few shingles replaced.

When the Wind Came Through Powder Springs

On January 11, 2020, the National Weather Service confirmed an EF-0 tornado with peak winds of 85 mph. It ran about 3.9 miles from near Hiram toward Powder Springs, ending roughly 4.5 miles north of town, and was up to 400 yards wide. The survey counted 15 to 20 trees down around Lost Mountain Road and Kingsbridge Pass, including in the Oakleigh subdivision, and a large tree landed on a two-story home on Vineyard Road.

NWS storm reports also list 1.00-inch hail at Powder Springs in April 1997, and Cobb County was named in the January 2026 federal winter-storm emergency declaration (FEMA-3642-EM). If branches hit your roof, book a look even when the ceilings stay dry.

Who Issues Roof Permits in Powder Springs

Inside city limits, permits run through the City of Powder Springs Community Development Department at 4483 Pineview Drive: 770-943-1666, ext. 307 for residential permits. The city's FAQ says a permit is generally needed to alter or repair a structure, and its forms page lists a roofing guide, but no page we read spells out the re-roof rule. Call the permit office before work starts.

A Powder Springs mailing address doesn't always mean city limits. Homes in unincorporated Cobb go through the county's Community Development office, (770) 528-1000. Either way, the roofer pulls any permit, not you, so ask to see it before tear-off.

Powder Springs Roof FAQs

Do I need a permit to replace my roof in Powder Springs?

The city doesn't publish the re-roof rule outright, though its FAQ covers repairs in general and it lists a roofing guide. Call Community Development at 770-943-1666, ext. 307, before work starts. In unincorporated Cobb County, call (770) 528-1000. Your roofer should pull any permit that's needed.

Did the January 2020 tornado reach Powder Springs?

Its path ended about 4.5 miles north of town, according to the National Weather Service. The EF-0 brought 85 mph peak winds and toppled trees around Lost Mountain Road, Kingsbridge Pass and Oakleigh. If your roof took a limb that year and was only patched, have a roofer look again.

Does the referral cost me anything?

No. The request and referral are free to you. Roofers may pay us for passing it along, which is how the site is funded. You pay only the roofer you hire, under a written contract with that roofer, and we never offer gifts, rebates or discounts.

Can the roofer help with my insurance claim?

The roofer's part is photos, measurements and a written estimate. Settling the claim is up to you and your insurer, never the roofer. You also pay your own deductible; the Georgia Attorney General calls an offer to cover it a warning sign.
